Instead a steamer transported people to the hotel jetty and ever since, those who sail into the Yealm Estuary will be familiar with the building. The hotel is being sensitively restored and transformed into six two-bedroom apartments. They are very grand, making the most of the high floor-to-ceiling heights and the wonderful views. Two new wood, zinc and render contemporary buildings comprising four apartments each and one stunning three-bed house are also being built.

3. 999-year leases

All the apartments are being sold on 999-year leases with a share of freehold and a “peppercorn” or negligible ground rent. The norm is for 125-year leases with escalating ground rents, but we want to hand over security of tenure and control to the owners. Harbour Edge will be sold freehold and is not subject to ground rent.

4. Enhanced acoustics

Every apartment has higher-than-usual acoustic regulations to reflect the luxury nature of the development so your home will be a calm, relaxing place to be. We have made real efforts to obtain very high standards of acoustic sound insulation for both airborne and impact sounds and are aiming for a significant improvement of between 5 and 8dB over building regulation standards.

5. Management company membership

All owners will be shareholders in the management company, which means they have full control over budgets and what is spent – peace of mind, alongside your little piece of real estate heaven! The service charge is broken down into each set of buildings and then common grounds, which include the entrance driveway, woodland and jetty. For example, because the lift only serves the six apartments in the Main House, other owners will not be asked to contribute to the costs of maintenance of the lift. Similarly, building insurance is broken down into each separate building. The freehold Harbour Edge has a more limited service charge contribution, which relates only to upkeep on the common driveway, woodland and jetty.
