Below are answers to some of our most frequently asked questions. We will try our best not to change the specification – but sometimes due to procurement issues some things do get changed. These answers are therefore indicative and please check carefully details provided in the legal pack which is issued following reservation, as only that information can be relied upon up to and at exchange of contracts. Are the properties Leasehold or Freehold?

Harbour Edge is freehold, and all the other apartments will be leasehold on a 999 year lease with a share in the freehold. Unlike many developments which only offer 125 year leases and have a 3rd party Freehold Landlord – we want to hand over security of tenure and control to the owners. Therefore on completion of the last sale, the freehold will be signed over to the owners at no additional cost.

Will a ground rent be payable?

Harbour Edge being freehold is not subject to ground rent. All the other apartments being leasehold do have to pay ground rent as part of the lease structure, but it is set at a “peppercorn”, which is a traditional legal term for negligible rent.

What is the annual service charge and how is it calculated?

The draft budget service charge can be found using the link and is calculated by reference to the gross square footage of the property. The service charge is broken down into each set of buildings and then common grounds which include the entrance driveway, woodland and jetty etc. So for example – because the lift only serves the 6 apartments in the Main House – other owners will not be asked to contribute to the costs of maintenance of the lift. Similarly building insurance is broken down into each separate building.

Harbour Edge, being freehold, has a more limited service charge contribution which just relates to upkeep on the common driveway, woodland, jetty etc.

The developer has retained a possible future building plot accessed off Lower Court Road with rights of access to services, the woodland and jetty etc. The developer will pay a contribution to the service charge and also be a member of the Management Company.

How is the parking managed?

Each apartment will have its own dedicated parking and there are two spaces for each apartment except for The Hide where each apartment has one space. Harbour Edge has two parking spaces. There is no additional visitor parking. Parking is free on much of Yealm Road which runs in front of the development.

Will there be electric charging points for cars?

Yes – each pair of parking spaces (each space for The Hide) will have its own external socket linked to the apartment supply for charging.  As this is straight off the apartment supply, it is an overnight charging facility not a fast charge.  We are looking into providing one common fast charging unit on site.

Is there access to the River Yealm?

Yes  – we own the bank directly in front of the site across from Yealm Road and have our own private jetty which is for use of residents only.

Is there external storage?

All six apartments in the Main House have storage rooms at the Lower Ground Floor / Parking level – some with restricted head height in places as they have arched ceilings.  Harbour Edge also has its own store by the two parking spaces.

What is the finish that is going to be provided in the apartments?

Please refer to the website and marketing material for an indicative guide of the interior design style.  All kitchens and bathrooms will be fully fitted with all white goods including washer/drier. Floor finishes are a combination of engineered veneered oak flooring, there will be tiles in the bathrooms and carpets in bedrooms. All apartments will be generously supplied with electrical sockets and lighting as well as 5amp circuits for lamp lighting.  BT/TV/SKY provision is installed throughout with a communal sky aerial.

All our homes all have full fibre broadband, allowing you to get online quickly and easily. We understand that good broadband connection is one of the vital deciding factors for people buying a new home, so we have installed two options for ultrafast full fibre technology. This means fast, flexible, reliable WiFi coverage throughout your living space. Choose from two super-fast options supplied either by BT or Gigaclear, who are both transforming rural communities with full fibre broadband. You will simply need to order your own service connection and Sky box for example.

Will wardrobes be provided?

Yes fitted wardrobes will be provided in almost all bedrooms.

What utilities are being provided?

Mains gas, water and electricity with individual metering will be supplied. Also we are making provision for BT High Speed Fibre, Sky and Gigaclear high speed broadband which is currently being laid throughout Newton Ferrers. Foul water drainage is to the mains.

What is the heating system?

Each property will have its own gas fired boiler.  In the Main House the heating is by way of traditional radiators with under floor electric heating pads in the bathrooms. In Yealm Wood, The Hide and Harbour Edge – all the heating is underfloor.

Is there a HIVE control system?

Yes – we will be installing the heating and limited lighting with capacity to be controlled by a HIVE remote online system.

What will the energy ratings be for the properties?

We are aiming for EPC B for the new build and C for the Main House conversion.

Are there any solar panels or ground source heat pumps?

No – due to the nature of the ground conditions and being in an AONB, these were not possible.

Do you have any grass roofs?

Yes – Yealm Wood has sedum roofs, which are not accessible except for maintenance but will look great, especially from the 2nd floor master bedroom of Apartments 3 and 4.

Where will the main BT point be?

This will be located normally in the hall cupboard with power to fix alongside your router.

What will the sound separation be like?

We have made real efforts to obtain very high standards of acoustic sound insulation for both airborne and impact sounds. We are aiming for between +5 and +8 over building regulation standards, which is a significant improvement.

Is there a communal bin area?

Yes – this will be in a store at the front of the Main House.

Will there be external taps and electric points?

Each private garden will have an external tap and also electric points and all roof terraces and the balconies on the Main House will have an electric point.

Is there CCTV?

There is CCTV on the Main House as this is the main access point for all properties.

What build warranties are in place?

We are using ICW who provide a 10-year warranty and full details will be available in the legal pack.  We do reserve the right to provide as an alternative an architect certificate in compliance with Council of Mortgage Lenders requirements.

Are you following the consumer code for new homes?

Yes – this is part of our commitment with ICW Warranty

When will the development be finished?

A £2,000 reservation fee will be required to secure a property and take it off the market. A full legal pack will be sent to your solicitor and exchange of contracts is expected to take place within 28 days of the receipt of the legal pack. On exchange a 10% deposit is paid. The development is now complete, as of September 2020.

Is the project being phased?

No, the project will be completed at the same time for all properties.
